The DC Area Housing Market's Strong Start to 2015!

There’s certainly been no shortage of good news coming from the DC area housing market!  Earlier this year, the Washington Post continued the stream of positive real estate readings and reported a strong start to 2015!

In the article, the Washington Post reported steady gains in pricing, inventory and sales for most of the DC Metro area housing market in the month of January.  According to RealEstate Business Intelligence (RBI), a subsidiary of Metropolitan Regional information Systems, Inc. (MRIS), pending sales increased 6.2% over January the previous year, while closed sales rose 4.5% during the same time period. Additionally in this time frame, both median sales price and inventory rose by 4.1% and 17.9% respectively.

However the good news doesn’t stop there.  Earlier this March, the Washington Post once again reported on the gains in the housing market – this time covering the month of February. In the region, February’s active inventory rose 16.6% when compared to the same month last year. The growing number of beautiful new homes available will no doubt attract even more qualified buyers to the DC Metro area.

In fact, “many buyers are already out looking at homes so they can lock in a mortgage at low interest rates,” notes a local real estate professional Nina Chen Landes. “Inventory in Northern Virginia is still high, but it’s beginning to be absorbed because buyers are eager to beat an interest rate increase.”

One Loudoun Announces Farmers’ Market

Ashburn, VirginiaOne Loudoun Holdings, LLC and the Loudoun Valley HomeGrown Markets Cooperative (LVHMC) are proud to announce the grand opening of the One Loudoun Farmers’ Market on Saturday, September 6, 2014 from 8am-12pm in the parking lot of The Club at One Loudoun, located at 44605 Russell Branch Parkway.

Currently known as the Ashburn Farmers’ Market, the weekly event will be renamed and relocated from the corner of Ashburn Village Boulevard and Farmwell Road, to One Loudoun this fall. The market will continue to operate at its current location through the end of August.

“We have enjoyed our current location for many years,” said Warren Howell, President of the LVHMC Board of Directors. “Now it’s time to reach out to more folks in Ashburn and we look forward to offering a more diverse range of fresh products to both our current and new customers at One Loudoun.”

The market consists of more than a dozen vendors selling fresh fruits, vegetables, meat, eggs, artisan baked goods, honey, baby food, jellies, sauces and much more. Gluten free options for some products are also available. LVHMC markets are “producers only,” meaning the vendor must be the grower or producer of all the products they sell. All vendors also must operate within a 125-mile radius of Leesburg, Virginia.

“One Loudoun is excited to bring the LVHMC and their market to our community,” said Bill May, Managing Director of One Loudoun. “We look forward to the local food offerings and know the market will be a great place for neighbors to gather.”

The One Loudoun Farmers’ Market will operate every Saturday from 8am-12pm in September and October for 2014, with plans to reopen the market in May 2015 for a full summer at One Loudoun.

Survey Finds Americans Prefer Mixed-Use Communities

The National Association of Realtors (NAR) recently conducted their 2013 Community Preference Survey, which questions Americans on what they look for, and find important, when looking for a home in a new community. The findings were overwhelmingly positive for mixed-use communities like One Loudoun, as 60 percent of respondents prefer communities with homes, shops and businesses that are only within a few blocks of each other.

One Loudoun is the best example of a community that focuses on providing residents with all that’s needed to live a convenient and high quality lifestyle. Everything imaginable is within walking distance, eliminating the need to drive on a daily basis. This means shorter commutes, living more actively, and enjoying all that a community has to offer.

NAR President, Gary Thomas, says in a statement, “growth patterns, economic development and quality-of-life issues are inextricably linked to the success of communities and residents.” There’s no doubt that our community fits all of the criteria to what makes a community livable, promotes residential happiness, and helps shops and businesses attain success.

And, having a well-planned neighborhood is definitely worth something too – 78 percent of survey-takers noted that the neighborhood is more important than the size of the home. But in One Loudoun, residents can have both! They don’t need to sacrifice square footage in order to live in the mixed-use community of their dreams. All types of homes are offered in our community, many of which have plenty of room for growing.

Fifty-three percent of respondents also said they would prefer to live in a house where walking to parks, playgrounds, and recreation areas is easy, even if it’s at the expense of a larger yard. For many families, these concerns are increasingly important; there’s no replacement for living so close to all of the things your family loves.

The 2013 Community Preference Survey just further shows how the traditional suburban ideals are fading, and how the desire to live in new communities with a mix of houses, shops and businesses is growing.
