Now, in most recent news, InTheCapital reports incredible gains for the DC Metro’s housing market, with emphasis on the Northern Virginia region.  New data from Realtor.com showed that the DC market was one of 10 top metro areas poised to experience “significant growth in home sales” this third quarter of 2014.

As the third quarter wraps up at the end of September, time will tell if these predictions ring true.  And, with the gains we’ve seen just this past year alone, we have every reason to believe the progress will continue!

“Our June data shows monthly inventory picking up in markets already experiencing price increases and fast property turnover.  These dynamics will result in strong home sales and extend the buying season past the usual June/July peak to later in the third quarter,” says Jonathan Smoke, the chief economist at Realtor.com.

Close of 2nd Quarter Shows Strong Loudoun County Housing Market

With both home sales and prices up at the close of the second quarter in 2012, Loudoun County is still showing clear signs of continuous health and growth in its local housing market.  Home sale volume went up by 28% compared with the first two quarters of 2011, according to The Loudoun Newsletter, as well as Loudoun County home prices and home values being on the upswing.  Record-low mortgage rates could, in part, be an explanation for why prospective buyers have returned to the market and are purchasing Ashburn and Leesburg new homes for sale.

The recovery seen in the Loudoun County housing market reflects positive trends that are happening across the country.  According to the National Association of Realtors (NAR), the second quarter showed that home prices rose in metropolitan areas, with the median existing single-family home prices rising in 110 out of 147 metropolitan statistical areas (MSAs) based on closings in the second quarter in comparison with the same quarter in 2011.

“It’s most encouraging to see a growing number of metro areas with rising median prices, which is improving the equity position of existing homeowners, says NAR chief economist, Lawrence Yun. “Some of the improvement in prices is due to a smaller share of sales in low price ranges where inventory is tight.” Yun goes on to say that he expects home prices to continue to increase in even more markets during upcoming quarters. 

Loudoun County Job Growth Means Home Sales Growth

Loudoun County presents an eclectic mix of old and new, and with cutting edge new developments coming to Ashburn, such as One Loudoun, the area is seeing an increase in jobs as well as an increase in Ashburn home sales. Virginia as a whole has seen increasing job growth over the last few years, with the unemployment rate in May dropping to 5.6%, down from 6.2% last May, and beating the National average of 8.2%. Not surprisingly then, Loudoun County was named in Forbes’10 “Best Places to Get Ahead” as well as Money Magazine’s 25 places “Where the Jobs Are”, AND, according to the Washington Post, has one of the highest median household incomes in the country.

With Loudoun seeing a rise in job growth, the county is also seeing a rise in home sales. Steady upward trends in the housing market are causing home buyers to take advantage of the favorable conditions. Northern Virginia housing market stats show that closed sales in May went up 21.75% from the year-to-year comparison, as well as showing an increase of 22.11% from April to May of this year. The average days on the market in May were down 23.21% from 2011 as well as going down 20.37% since April, indicating that houses are selling much faster this year.

The theme of the current housing market conditions being an “ultimate buyers market” in Loudoun seems to be continuous. 5. In addition to your mortgage payments, you will also need to consider the other costs of home ownership. Schools, taxes, services, crime rates, transportation, and zooming are important considerations when selecting a neighborhood.
6. Brokers usually represent the seller, but they can be valuable sources of information for buyers as well.
7. Remember to consider resale value when buying your home.

Most Affordable Home Buying in 20 Years

Record mortgage rates and incredible pricing opportunities have created the most affordable climate for home buyers in over 20 years. This is backed by data compiled into an “affordability” index by the National Association of Home Builders and Wells Fargo. This index measures the percentage of homes sold during the previous 3 months that could have been afforded by households that earn $64,200, which is the national median income. Currently the index is at 75.9%, which is the highest affordability level it’s been in 2 decades, and is also higher than the previous calculation from 3 months prior (72.9%). Of course some areas of the country have even greater affordability than others. For instance, parts of Ohio have an affordability index of 95.1%, but generally areas that sit this high on the index were the ones hit hardest by the economic downturn. The National Association of Home Builders/Wells Fargo index measures both new and existing homes affordability, and is an excellent indicator on the stability of the real estate market.

Also Piggybacking on the news of this affordability index has been this week’s new home sales reports. The Census Bureau reported that January’s new home sales have exceeded initial forecasts, reaching an annual rate of 321,000 according to CNNMoney.com. This increase in new home sales, as well as recent pickups in new home starts by home builders, is further indication of a climbing market. With all of these factors in place, the pace of January’s new home sales actually hit its highest point since home buyer tax credit program of 2010.
