Virginia Home Sales: Best Since 2008

Since the recession in 2008, real estate throughout the country has been struggling to recover and return to its old numbers. In 2015, Virginia’s real estate market has been experiencing the strongest numbers since that recession. During the second quarter of the year, sales volume reached nearly $10.6 billion which is about an 11% increase from the second quarter in 2014 for the state. “The strength of these second quarter results points to sustained improvement in Virginia’s residential real estate market,” says Virginia Association of Realtors President Deborah Baisden.

In addition to sales improving an impressive percentage from last year, interest rates are at “historic lows” where buyers are able to capitalize on lower mortgage rates.  The only price range where the second quarter home sales did not increase was the lowest range of $0-$100K. These numbers could mean that there is low market inventory in this category and/or higher financial barrier to buyers in this market segment. The fact that the higher price ranges of $100K-$200K and $200K-$300K increased from the first quarter is a small contributing factor in the positive outlook of the market. Mainly, the second quarter boost for this year is due to the May to June sales increase of a whopping 21%. Overall, April, May and June’s numbers surpassed those of the same months in 2014.

In 2015 alone, the length of time on the market had a substantial decrease from the 1st quarter into the 2nd quarter. During the same period from last year to this year, the number of days on the market decreased by 6.8% — on trend with national numbers during the quickened pace of the season. The improvement in Virginia’s real estate market is positive for buyers and sellers alike, and shows the overall strength of the market. Loudoun County Virginia Ranked #1 Happiest Place in America

Here at One Loudoun, we are proud to call Loudoun County, VA our home sweet home! The Huffington Post recently reported that Loudoun County is ranked #1 on the list of the Happiest Counties In America. You may be asking, how can this kind of thing be measured? To start, an asset management company, SmartAsset, takes data combined with software to produce simple and accurate infographics. They combined 8 different metrics from 4 factors that are key to a high quality of life, in order to determine which counties in the U.S. ranked among the happiest. These factors included family stability, physical health, personal financial health, and economic security.

One key finding from this data analysis was that Virginia as a whole seems to be the happiest state. This is because 3 out of the top 5 Happiest Counties are located in Virginia, with Fairfax County and York County coming in 3rd and 5th. Specifically, Loudoun County is ranked #1 for the following reasons as gathered from the analysis:

·      Highest quality of life than any other county

·      Lowest poverty rate of any county

·      6th highest life expectancy of all counties with a population above 50,000

·      11th highest marriage rate of all counties with a population above 50,000

Loudoun County Named America’s Richest County- Again!

Loudoun County has been given the title of America’s Richest County- again! It is wealthier than any county in California or Texas, which didn’t even make the list. It even passed counties in New York! Loudoun is a county that has 350,000 people and over 80,000 families. The biggest employer in Loudoun is the public school system.

The nations wealthiest counties are ranked by median household income data. There are other D.C.-area counties that make the list – all of which have a median household income of at least $95,000 annually. Loudoun County has an annual median household income of  $112,021.

The east holds most of the richest counties in America. Northern Virginia has become an economic go-getter. Unemployment rates stay down in this area because of the government-related hiring. Lawyers, corporate lobbyists and consultants also reside in this area – all of which consume federal government spending.

Loudoun County used to be a rural community just a few decades ago until recently. The population has almost quadrupled and it has now become a technology center and a popular residential area in Virginia. Even though Loudoun has had an abundance of positive growth, it still faces the stress to evolve even further. Loudoun County has done just that by making the area self-contained with new mixed-use communities like One Loudoun. In other words, residents don’t have to go anywhere else for anything they may need. This not only attracts Millennials to the area but it creates a county that is posed to evolve over time.

Reasons to Love Farmers Markets

Farmers Markets have been a beloved summertime staple in Loudoun County for quite some time, and this year is no different. Starting this summer, the new mixed-use community of One Loudoun is excited to host the Ashburn Farmers Market every Saturday 8 am to 12 pm, from May 2nd to October 28th! The Ashburn Farmers Market is home to over a dozen vendors, all within a 125 radius of Leesburg, offering a wide variety of produce. There are so many reasons to love farmers markets—here are a few of our favorites:

1. The Freshest Food Around: As all of the food found at farmers markets was grown just miles down the road, and picked (in most cases) just hours prior to arriving at the farmers market, farmers have no need to preserve their produce with add harmful chemicals. Without the added chemicals, the fruit found at farmers markets is higher quality than its grocery store equivalent. Farmers market produce has higher levels of protein, vitamins and minerals that simply cannot be preserved when shipped hundreds of miles from a farm to your local grocery store.

2. Stimulate Your Local Economy—While Saving Money: When you buy directly from vendors at a farmers market, you are eliminating the middle man (to chain grocery store), and dealing directly with the farmer. For this reason, prices are usually lower—as long-distance shipping and  packaging costs are eliminated.

3. Find New Types of Food, and New Recipes: With the wide variety of goods offered at farmers markets in addition to the open layout of many vendors’ store-fronts, you’re likely to see a number of new, exciting types of food! While browsing, you may even discover a few new recipes or expert tips by chatting with the local vendors and fellow shoppers as well.
