U.S. Retail up the Highest in 5 Months

November retail figures have been released, and it’s more promising news for the industry as a whole! Numbers show that Americans flocked to the shops, either gearing up for the holiday season or taking advantage of the incredible sales and savings opportunities.

Whichever the reason, this brings the retail industry a well-deserved boost and pushes retail sales to the highest they’ve been in five months. There was a 0.7 percent gain in November, adding to the consecutive gains from months prior.

Not surprisingly, these are welcomed numbers to the retail community. According to chief U.S. economist at Deutsche Bank Securities Inc. in New York, Joseph LaVorgna, “we’re going in the right direction.” The industry seems to be finally gaining momentum and is picking up at a quick pace. At this new rate, 2014 is set to be a great year for retail – including for the retailers in One Loudoun!

Not only are economists and experts feeling optimistic about the future of retail, but so are the consumers. Confidence rose for the third week in a row, as shoppers felt more secure in their finances. According to Bloomberg, “the Bloomberg Consumer Comfort Index advanced to minus 30.9 in the period ended Dec. 8, the best reading since the first week of October, from minus 31.3.” With rising consumer confidence, we can expect the effects to ripple into spending habits. Economists are predicting that personal spending will top three percent at an annual rate for the first time since the end of 2010. These predictions are based on the 3.6 percent growth in the economy last quarter.

Families are moving into the community at an incredible pace, and with the continued growth of our resident and consumer base, 2014 could be a great year for One Loudoun! There’s no doubt that this might be one of the best times to open a new shop or store location in our development.  Retailers will do extraordinarily well at One Loudoun, and they should act fast – there’s no telling how quickly our commercial retail and office spaces will fill up. Loudoun County Maintains 'Wealthiest' Title


It’s no secret that Loudoun has been named the wealthiest county in the nation for countless years. This year, as the Census Bureau releases the median household income for 2012, we find that Loudoun County has once again maintained its title as the most affluent county in the country.

The title of ‘Wealthiest County’ has an interesting effect. Ashburn, Virginia, 12/12/13 — The National Sales and Marketing Council (NSMC) of the National Association of Home Builders (NAHB), will honor One Loudoun with its 2014 Silver Award recognition for Master-planned Community of the Year at “The Nationals.”  The awards event is scheduled for February 4, 2014, at the Wynn Las Vegas, NV, during the International Builder’s Show.

The Master-planned Community of the Year category recognizes the best of new communities planned to provide a total living experience including residential, commercial, recreation and educational space.  Nominees are judged on overall interior and exterior architecture, design appeal, function and creative use spaces, including overall community site plan.

Sustainability Trends Driving Office & Commercial Real Estate

Health Benefits of Living in a Mixed-use Community

In fact, a study of transit-oriented neighborhoods in Charlotte, North Carolina, found that residents who used the light rail, and could walk to it, weighed an average of six pounds less than those who did not use the light rail.

According to the Urban Land Institute, if destinations such as home, transit, shopping and restaurants are located within a quarter-mile to half-mile of a person’s workplace, they’re more likely to walk instead of drive. Most land use patterns, however, don’t focus on this type of accessibility and instead encourage people to drive to their various destinations.

In addition to convenience and health benefits, mixed-use communities offer the ability to mix incomes, generations, and housing types, allowing for a more diverse community with strong character.

According to the Urban Land Institute, developers tend to shy away from building more complex, mixed-use communities and favor simple, single-use communities. Commercial Real Estate ‘Recovering from Recovery’

In early November, the Urban Land Institute (ULI) released its annual “Emerging Trends in Real Estate” report, and among the findings were positive predictions for commercial real estate in 2014.

An optimistic outlook for commercial real estate is great news for mixed-use communities such as One Loudoun. Along with residential real estate, commercial real estate is the other piece of the puzzle for our unique mixed-use community, which includes nearly 3 million square feet of class A office space and over 700,000 square feet of retail, restaurants and entertainment. 

The phrase “recovering from recovery” was coined by a ULI survey participant when describing the state of commercial real estate, reflecting a slow but steady improvement. At a press briefing for the report, real estate experts echoed similar sentiments, stating that the state of commercial real estate’s recovery can be compared to the middle third of a nine-inning baseball game.

The report highlighted the following points when looking to the future of commercial real estate in 2014: 

·      Real estate professionals expect growth in the commercial real estate industry to generate consistent and growing demand for all property types.

·      As the economy continues to recover, investors and lenders alike have an increasing interest in commercial real estate.

·      The ability of the commercial real estate market is predicted to improve for all property types. 

·      Generation Y could be the biggest impact on commercial real estate for years to come. The report noted that Generation Y functions completely differently than previous generations in the way that they live, work and play, which has a sizeable impact on all sectors of real estate. According to the report, Generation Y will be a “powerful engine” that will positively impact the industry and shape the future of commercial real estate.

The report reflected a positive outlook for not only commercial real estate, but the overall real estate market as well. According to the report, economic and real estate cycles have improved enough for trends to make a positive impact on the real estate market in 2014.

And experts aren’t the only optimists – survey respondents rated prospects for almost all types of real estate businesses more optimistically for 2014 than for 2013.

As the year draws to a close, it’s comforting to know that real estate professionals are optimistic about the market next year. Commercial Real Estate Market Continues to Grow

New reports from the National Association of Realtors (NAR) show that commercial real estate leasing patterns are pointing to signs of steady growth. And, seeing how One Loudoun has an abundance of retail and office space available for leasing, this is great news to hear!

NAR predicts that the retail vacancy rate will fall from 10.4 percent in the fourth quarter of 2013, to 9.9 percent in the fourth quarter of next year.  A similar pattern is predicted for the office sector, as vacancy rates are expected to drop from 15.6 to 15.4 percent, from this fourth quarter to next year’s.  Additionally, gross domestic product, or GDP, rose 2.5 percent in the second quarter of 2013, and again by 2.9 percent in the third.  This includes a two percent increase in leasing patterns and higher sales levels when compared to a year ago.

Lawrence Yun, NAR chief economist, says, “jobs are the key driver for commercial real estate, and the accumulation of 7 million net new jobs from the low point a few years ago is steadily showing up as demand for leasing and purchases of properties.” So, not only will the retail and office sectors improve, but it could be in part to the positive job growth across the country!

Loudoun County Maintains ‘AAA’ Credit Rating

In the first week of the month, credit rating powerhouses Fitch and Moody’s assigned Loudoun County their highest credit ratings – ‘AAA’ from Fitch, and ‘Aaa’ from Moody’s.

Loudoun County has retained this ‘AAA’ rating from Fitch Ratings, as well as from fellow powerhouse Standard & Poor’s (S&P), since 2005. Moody’s has assigned Loudoun County an ‘AAA’ rating since 2004. There are only about 40 counties nationwide that enjoy the distinction of receiving the highest rankings from all three agencies, according to the Charlottesville Business Journal.

Receiving and maintaining top-tier credit ratings from the big players in the field certainly sounds impressive, but what does this actually mean for Loudoun County, and our impressive mixed-use community, One Loudoun?

First, it may be helpful to understand what these credit ratings mean. Credit ratings from Fitch, S&P and Moody’s are used as indicators for investors to determine which investments are most likely to yield a return. Fitch and Moody’s highest ratings indicate the lowest expectation of credit risk.

In general, these top-tier ratings are an indicator of good management and financial health, and mean that Loudoun County can continue to borrow money at lower rates. This strong credit speaks volumes to Loudoun’s strong sense of community and affluence. Though there are certainly other affluent counties nearby, residents decide to live, work and shop within Loudoun County, thereby strengthening the local economy and tax base. One Loudoun, and communities like it, have built this local loyalty by providing everything that residents need within close distance of their homes.

Fitch Ratings cited the following “key rating drivers” that influenced their ‘AAA’ rating for Loudoun County:

-Robust economy with “strong and diverse economic base benefits” from its proximity to Washington, D.C., high wealth levels, low unemployment and highly educated labor pool.

-Sound financial position supported by “prudent fiscal policies and planning.”

-Moderate debt levels from the county’s adherence to good debt management guidelines.

Fitch also pointed out that Loudoun County is among the fastest growing in the country, and has a “dynamic local economy” fueled by an established business base – which One Loudoun shops and restaurants contribute to.

Fitch also pointed out that the median household incomes of Loudoun County residents are more than double the national average, and predicted that expansion of the Metrorail into eastern Loudoun will positively affect the county’s economy. The expansion of the Metro into Loudoun will not only have an economic benefit, but will provide even more convenience to the residents and businesses in communities such as One Loudoun.

Moody’s stated the following strengths for Loudoun County when assigning their ‘AAA’ rating 

-Solid reverse levels.

-Strong financial management.

-Strong, affluent, diverse and growing tax base.

Considering these ratings indicate strong financial health and reflect an overall healthy economy, it’s only natural that businesses would want to flock to Loudoun County. The retail industry continues to boost the national economy, adding an incredible 37,600 jobs in October. These new reports, released by the National Retail Federation (NRF), bring promise to industry experts, painting an optimistic outlook for retail throughout this year and next.

 This increase adds up to 295,000 new jobs year over year, or a 2.4 percent jump since 2012. “The latest jobs report, which came in stronger than anticipated, provides some positive indication that the economy and employment situation are steadily improving.  The time couldn’t be better for retailers and consumers, who are busy preparing for the holiday shopping season,” notes Matthew Shay, president and CEO of the NRF.
