Northern Virginia’s Strong Start to 2014

The Northern Virginia housing market, which is home to One Loudoun, has performed consistently well throughout the past decade.  Its accomplishments have played a huge role in bringing more interested homebuyers back to the market, which has in turn boosted the region’s local economy.  And now, as February housing reports flood the headlines, it’s clear that Northern Virginia has also started 2014 off on the right foot!

In February, the total homes sold dollar volume was up over 15% since January 2013 for our area.  These figures come in with a 13% increase in closed sales over the same time period.  And in January, listings in Northern Virginia were up an impressive 66% over December 2013, giving buyers the most selection when shopping for a new home. With this much return in January and February alone, many experts and homebuyers are hopeful for continued success moving into the spring season.  With such notable increases so early in the year, this is certainly an exciting time to buy a home!

Additionally, according to a recent article by The Washington Post, inventory is favoring homebuyers this spring season, as supported by the January increases in listings.  And at One Loudoun, we agree!  The single-family homes and townhomes in our community are exactly the types of homes families want to live in.  Not only are the houses themselves beautifully built, but the community in which they sit in is one-of-a-kind.  Mixed-use features means everything a homeowner needs is right at their fingertips!

Historically, housing measurements tell us that the market picks up around this time every year, and 2014 appears to be no exception.  The numbers keep getting better and better – and smart homebuyers aren’t going to miss out; they’re acting fast!  Just last year, a record number of homes were sold at One Loudoun, setting our community apart as ‘the place to be’ in Northern Virginia.  And so far this year, home inventory is getting low due to strong sales so time running out to move into One Loudoun – interested homebuyers should waste no time!  Our unique mixed-use community is diverse, relevant to the lives of today, and unbelievably convenient.  But don’t take our word for it – visit our Experience One Loudoun sales center to see for yourself!

We have a feeling you’re going to fall in love with our community.  Moving into One Loudoun will be the move of a lifetime, completely changing the way you and your family live for the better!

Ashburn on “Best Places for Homeownership” List

NerdWallet.com, a website that provides information to help consumers better manage their money, recently published an article outlining the absolute best places for homeownership in Virginia.  Using existing data and reports, NerdWallet.com answered three main questions about each major location: Are homes available? Can you afford to live there? And, is the area growing?

Ashburn, home to One Loudoun, ranked on the top 20 list, posting impressive numbers across the board.  The homeownership rate in Ashburn was an incredible 75%, with the median monthly household income among the highest.  Maybe most encouraging was the amount of population growth, nearly 6% from 2010-2012.

So, are there homes available in Ashburn?  Absolutely!  At One Loudoun, we have various single-family and townhome models built by renowned builders, Miller & Smith, NVHomes and Camberley Homes.  But our community is more than beautiful new homes – our expertly planned mixed-use development means life at One Loudoun is incredibly convenient.  Everything from The Fresh Market to various shops, restaurants and entertainment venues are all a short walk from your front door.  There’s also available class A office space, meaning you could live and work at One Loudoun.  Getting the most out of your everyday life has never been more accessible!

Loudoun County has also been widely known as one of the most affluent counties in the nation.  Its proximity to the nation’s capital, along with the valuable homes and job opportunities, have made this a sought-after area for homeownership.  And, there’s certainly no doubt that Ashburn has grown immensely in recent years.  At One Loudoun alone, a record number of homes were sold in 2013, even earning us a spot on the “Top 50 Master-Planned Communities” list.  Our innovative, smart-growth community has attracted all types of families, and is ideal for first-time and veteran homebuyers alike.  With this incredible momentum pushing us forward, we’re excited to see even more growth in 2014!

Northern Virginia Housing Market Continues To Experience Heathy Growth

The housing market is still enjoying healthy growth from 2012- especially in the Northern Virginia area, where the real estate community is seeing both home sales and home prices trending upwards.

According to an article in LoudounTimes.com, the Dulles Area Association of Realtors showed in its January 2013 report that overall home sales in Northern Virginia had risen 10.7% from January of last year. Townhomes sales saw a more pronounced increase, with a 26.2% rise from the same period in 2012.

Not only are homes selling in greater volume but they are also selling at a greater rate, which has contributed to the lower inventory levels being seen in the area. The median home stayed on the market for 33 days before selling, which is 11 days less than the 10-year average, and is helping to increase home prices. In addition, nearly half of town homes listed sold within 20 days or less.

With lower inventory levels and rising prices, new homes for sale are becoming even more desirable for prospective home buyers in the Loudoun County area. The good news is that the new mixed-use community of One Loudoun offers new home buyers a variety of choices of innovative home designs featuring single-family homes for sale by Camberley Homes and Miller & Smith, as well as new townhomes for sale by NVHomes and Miller & Smith. All new homes are exclusively designed for the new walkable community of One Loudoun in Ashburn, VA and are set amongst ample open spaces that are integrated with where you can work, shop, dine and socialize all within a balanced lifestyle unlike any other place in Loudoun County.
