Loudoun Co. Housing Sales See Incredible Increase in December

It’s no secret that 2013 was an outstanding year for One Loudoun:  We had an extraordinary number of home sales and were even recognized on the Top 50 Master-Planned Communities list.  While it’s now January, home sales figures and real estate statistics for the end of the year in Loudoun County are just now being released.  And, according to the Loudoun Times, our county finished the year on a very strong and promising note! 

Specifically, housing sales in Loudoun County were up 19 percent this past December, when compared to the year before.  Incredibly, this is more than 58 percent higher than November sales, as reported by RealEstate Business Intelligence. This led to an increase in total sold dollar volume, which surged nearly 65 percent from November to December.  This much activity in the housing market is sure to have a positive impact on the local economy!

Local Realtor and president of the Leesburg Downtown Business Association, Gwen Pangle, believes that this boost in home sales indicates the spring market is beginning a little earlier this year.  Many interested homebuyers are opting to beat the crowds and jump into the market early before competition increases.  Which is, without a doubt, a smart move in popular developments like One Loudoun. 

Additionally, many would like to begin the mortgage application process earlier, so they can attain their mortgages as soon as possible. These early buyers are definitely on to something, as buying sooner rather than later proves to have many benefits for homeowners.

Reasons To Consider a New Home For Sale Versus an Existing Home

The decision to build, remodel or buy is always a tough decision for potential home buyers, but not for One Loudoun residents!

At one point, One Loudoun home buyers considered whether to purchase new or purchase an existing home elsewhere. There are a variety of reasons to consider a new home versus an existing, and a decrease in existing inventory has certainly made One Loudoun an excellent choice for both new and established families.

According to the Center for Regional Analysis at George Mason University, permits for single-family homes in the metropolitan Washington area increased from 8,251 in 2011 to 10,748 last year, revealing that many people are choosing to build new homes and forgo the pre-existing house hunt.

New families are often under the perception that it’s better to buy something now and renovate over time. Unfortunately, out-of-pocket expenses to renovate or replace appliances or flooring can cost just the same if not more than a new home.

“A big advantage of a new home for many people is that you can pick everything yourself, from granite counters to flooring, and you won’t have to paint for years,” said Dave Jones, a real estate agent at Long and Foster in Ashburn. (1)

Eric Murtagh, a realty agent at Evers & Co. in Washington points out that, “some buyers have very specific reasons to buy a new home . . . People who have allergies or have kids with allergies want a super-clean, tighter environment with special filters.”

Specific details such as flooring or even air quality filters have led potential buyers flocking to One Loudoun! According to Murtagh, some buyers want features such as elevators, special wiring or even oversized garage units, which can be difficult to retrofit in a resale home.

Other potential buyers have fallen in love with One Loudoun for reasons aside from home design details.

“We’re about to be empty nesters, and we wanted a walkable community in Loudoun County,” said Bruce Gatti, a recent homebuyer in One Loudoun. “We looked at various used and new homes in Loudoun County, but we couldn’t find the package of a community where we could walk to a grocery store, a movie theater until we found One Loudoun.”

Some home buyers may be less concerned with details such as granite countertops, but be more interested in the carbon footprint of their home. New homes are most often more energy efficient due to home construction advancements in window techniques, appliances and heating and cooling air systems.

Northern Virginia Housing Market Continues To Experience Heathy Growth

The housing market is still enjoying healthy growth from 2012- especially in the Northern Virginia area, where the real estate community is seeing both home sales and home prices trending upwards.

According to an article in LoudounTimes.com, the Dulles Area Association of Realtors showed in its January 2013 report that overall home sales in Northern Virginia had risen 10.7% from January of last year. Townhomes sales saw a more pronounced increase, with a 26.2% rise from the same period in 2012.

Not only are homes selling in greater volume but they are also selling at a greater rate, which has contributed to the lower inventory levels being seen in the area. The median home stayed on the market for 33 days before selling, which is 11 days less than the 10-year average, and is helping to increase home prices. In addition, nearly half of town homes listed sold within 20 days or less.
