Loudoun Co. Housing Sales See Incredible Increase in December

It’s no secret that 2013 was an outstanding year for One Loudoun:  We had an extraordinary number of home sales and were even recognized on the Top 50 Master-Planned Communities list.  While it’s now January, home sales figures and real estate statistics for the end of the year in Loudoun County are just now being released.  And, according to the Loudoun Times, our county finished the year on a very strong and promising note! 

Specifically, housing sales in Loudoun County were up 19 percent this past December, when compared to the year before.  Incredibly, this is more than 58 percent higher than November sales, as reported by RealEstate Business Intelligence. This led to an increase in total sold dollar volume, which surged nearly 65 percent from November to December.  This much activity in the housing market is sure to have a positive impact on the local economy!

Local Realtor and president of the Leesburg Downtown Business Association, Gwen Pangle, believes that this boost in home sales indicates the spring market is beginning a little earlier this year.  Many interested homebuyers are opting to beat the crowds and jump into the market early before competition increases.  Which is, without a doubt, a smart move in popular developments like One Loudoun. 

Additionally, many would like to begin the mortgage application process earlier, so they can attain their mortgages as soon as possible. These early buyers are definitely on to something, as buying sooner rather than later proves to have many benefits for homeowners.

Buyers Can Afford More House, Courtesy of Lower Operating Costs

The National Association of Home Builders (NAHB) recently released a new study which found that new home owners are able to purchase homes more on the expensive side, due to the decreased cost in maintaining newer homes. The study compared and analyzed the costs of utility, maintenance, property tax and insurance costs for new versus older homes.

It revealed that home buyers can afford to spend 23% more for a new home versus one built before 1960, while still maintaining the same amount of annual costs the first year. While mortgage payments will be more with a new, higher priced home, home owners will have annual costs about the same as if they’d purchased an older home with smaller mortgage payments and higher operating costs.

As NAHB Chairman Rick Judson pointed out, “Home buyers need to look beyond the initial sales price when considering whether to buy new construction or an existing home.They [home buyers] will find that with the higher costs of operating an older home, they can often afford to spend more to buy a new home and still have annual operating costs that fit their budget.”

The NAHB found that homes built prior to 1960 yield maintenance costs of $564 per year. Homes built after 2008 averaged $241. This is good news for new home buyers in Loudoun County—especially residents and home owners at One Loudoun! The study also found that operating costs averaged 3% of the home’s value for post-2008 homes, versus those built pre-1960 which yielded operating costs of nearly 5% the home’s value.

MARCH 2013 PROGRESS UPDATE FOR ONE LOUDOUN

Is it already March? It seems as though the last couple of months have just flown by- especially with everything that is taking place at the new mixed-use community of One Loudoun!

The Alamo & Fresh Market: Construction has quickly been progressing at One Loudoun’s Downtown, with the office/retail buildings well on their way and over 100,000 square feet of space already leased or LOI signed. In addition, it won’t be long before the Ashburn community will get to enjoy dinner and a movie at the Alamo Drafthouse Cinema, which is scheduled to open May 3, 2013- just in time for the premier of Iron Man 3! Site work has begun on The Fresh Market, with the foundation already poured and masonry to start next week. The Grand Opening of this European style market is slated for October 2013.

The BallPark: There is more good news involving the proposed BallPark at One Loudoun. Following the public hearing held on February 19th, the new BallPark has since received preliminary approval from the Loudoun County Planning Commission, with the next step being to hold a public hearing in front of the Board of Directors.
