One Loudon Developers Breaking Ground on 358-Acre Mixed-Use

McLEAN, Va. – Miller and Smith and Japan’s Sekisui House Ltd. are ready to move ahead on a high-end mixed-use development on a 358-acre tract in Loudoun County. In the past four years, more than $30 million of public infrastructure has been completed for the One Loudon plan.
The plan calls for 1,040 residential units, 702,000 square feet of upscale shopping, a luxury hotel, theater and three million square feet of office space, community center and amphitheater. The development will be surrounded by roughly 150 acres of public land intertwined with walking trails.
One Loudoun also will house the World Trade Center Dulles Airport, which is projected to generate up to 14,000 new jobs and serve as a powerful economic development engine by promoting both international trade and domestic investment worldwide.
Work is ready to begin on a South Village, a 60-acre tract earmarked for 168 single-family homes, 146 townhomes, 39,000 square feet of retail and 124,000 square feet of office. In the spring, the development JV will disclose its homebuilder, retail, and office leasing partners. Pre-home sales will be available as early as the fall. South Village is slated for completion in 2014.
Also getting underway is North Village, a 40-acre tract ticketed for 97 single-family homes, 28 townhomes and 500,000 square feet of office space. Cassidy Turley is leading the office pad sales and leasing. The homebuilder will be unveiled in the spring, setting a plan in motion to start pre-home sales in the fall. North Village is penciled for a 2016 completion.
The crews are prepping 100 acres for One Loudon’s downtown, which will house 446 multifamily homes, 155 townhomes, 663,000 square feet of retail, three million square feet of office and 750 hotel rooms. Cassidy Turley also is handling the downtown’s office pad sales and leasing. Potomac Development Group is in charge of retail leasing. The first phase is expected to deliver in spring 2013.
Work also will begin on the 10,000-square-foot community center, pool, tennis courts and amphitheater, set on seven acres. A 2013 completion is planned.
Torti Gallas and the Eisen Group designed One Loudon for Miller and Smith. The project already has garnered national and international recognition and is the recipient of the “Smart Growth Award” from the Smart Growth Alliance, a consortium of the Chesapeake Bay Foundation, the Greater Washington Board of Trade, the Coalition for the Smarter Growth and ULI Washington.
One Loudoun will be showcased by Potomac Development Group at the ICSC Mid-Atlantic Deal Making Conference, being held tomorrow and Wednesday at the Gaylord National Resort, National Harbor, Md.
