			<content:encoded><![CDATA[<p>Last week the 30-year fixed mortgage rate fell to a new low average of 3.87%, while the 15-year fixed hit 3.14%.  According to CNNMoney, this marks the lowest rates have been in 40 years of the Freddie Mac Primary Mortgage Market Survey.</p>
<p>This news came on the heels of the President&#8217;s plans to help make refinancing available to more homeowners. The time has never been better to purchase <a href="http://www.oneloudoun.com/one-residential">new homes in Loudoun County</a>, or elsewhere. Just one year ago the 30-year rate was averaging slightly under 5%. At this rate on a $250,000 refinance or purchase loan, the average borrower would save over $1600 a year compared to today&#8217;s rates. On the same loan amount, the 7% rates of just a few years back would have cost borrowers over $6000 per year more than what the same loan amount would cost today.</p>
<p>Unfortunately mortgage rate averages are neither linear nor fully predictable. What this means is that with the dropping unemployment rate and shrinking foreclosure market, the 7% rates could return sooner than we realize . As mentioned, the time to purchase has never been better and buyers are being encouraged to take advantage of this opportunity before these record rates start their inevitable climb back upward.<br />

			<content:encoded><![CDATA[<p>As the nation closely watches the real estate market as a primary economic indicator, positive news was reported by CNN Money and the National Association of Realtors this week shows that home sales have improved steadily over the last 3 months. </p>
<p>According to the National Association of Realtors, nationwide home sales for the year are up nearly 2%, while December alone saw a 5% bump over November. December 2011 also had a 3.6% increase over December 2010. Current mortgage rates and home prices have have finally tempted potential buyers into taking action before the opportunity is missed.</p>
<p>Other signs of the improving market are inventory and homebuilder traffic. Builders have reported more customer traffic and project contracts in the last few months. Available inventory is quickly shrinking as well, down to 2005 levels, which drives up demand and pricing for many communities.</p>
<p>Needless to say, realtors and builders are very excited over the outlook for the 2012 real estate market.</p>

<p>Scheduled to start construction in Spring 2012 and open in the Spring of 2013, <a href="http://www.drafthouse.com">The Alamo Drafthouse Cinema</a> promises to bring an even deeper dynamic to what will be a very energetic and sophisticated mixed use community of new homes, retailers and businesses at One Loudoun. This new Drafthouse, which is based out of Austin TX,  will be Alamo&#8217;s first location in the Washington DC area. </p>
<p>So what&#8217;s so interesting about a new movie theater? Well,  there&#8217;s a reason why TIME magazine named it the &#8220;Best Theater Ever&#8221;. The Alamo Drafthouse combines all the enjoyment of watching a movie in the comfort of your own home with the experience of a big screen theater. The Drafthouse offers dining and drinks… during the film! Cool drinks, hot movies, and great food just a quick walk from your front door translates into one heck of a night out in Loudoun County&#8217;s New Downtown.</p>
<p>The Alamo boasts a delicious menu with themed foods paired for many new and classic screenings. As such, the theater often goes beyond your typical popcorn and nacho offerings. In the past the Alamo has served such gourmet dishes as bacon wrapped pheasant during Gone With the Wind, braised lamb during Lawrence of Arabia, and Steak au Poivre during The Da Vinci Code. (They wisely stopped short of serving a nice Chianti and farfa beans during Silence of the Lambs.)</p>
<p>The Alamo Drafthouse, which Fandago named as the &#8220;Best Overall Theatrical Experience&#8221; in 2010, then takes the dining and theatre experience to the next level by offering drink pairings with every course. Selections such as Sauvignon Blanc and Shiraz for Blues Brothers, Cava and Rose during Like Water for Chocolate, and Bordeaux during Pirates of the Caribbean have all been on previous drink menus. As for the less adventurous palettes, the Alamo Drafthouse also serves the basics: beer and burgers!</p>
<p>According to INC Magazine, the Alamo Drafthouse experienced increased revenues in 2011 while nationwide the movie theater industry as a whole had an overall drop in revenues. The 34,000 square foot Alamo Drafthouse Cinema will be the first in the Washington, DC market area.  Construction will commence in spring 2012 with a projected opening in spring 2013. </p>
<p><a href="http://www.drafthouse.com">Alamo Drafthouse Cinema</a> combines in-theater dining, drinks, films and events, all under one roof. The theaters are world renowned for their unique programming events and high exhibition standards, earning accolades like “Best Theater Ever” by Time magazine and “the coolest theater in the world” by Wired.  The theater is the brainchild of Tim and Karrie League who dreamed of opening a neighborhood theater that would provide the community with a great place to come together for entertainment as well as a second home to all movie fans.</p>

			<content:encoded><![CDATA[<p></a>In case you missed it, we celebrated the opening of <a href="http://www.oneloudoun.com">One Loudoun</a>’s Welcome Center over Veterans Day weekend. And it certainly was one amazing celebration.</p>
<p>We started kicking things off on Friday with Private Ribbon Cutting Ceremony, and in the words of <a href="http://www.potomacdevgrp.com/">Potomac Development</a>, One Loudoun’s retail venture partner, “We are open for business!”</p>

<p>A huge crowd listened closely as our speakers – who didn’t skip a beat – painted a beautiful picture of One Loudoun’s promising future. </p>

<p>Come Saturday, the community turned out by the hundreds for the Welcome Center grand opening.</p>

<p>Upon entering the tent, guests were greeted by an iPad giveaway, a mime, a caricature artist, a face painter, a One Loudoun photobooth, a DJ, <a href="www.maineventcaterers.com/">Main Event Caterers</a>’ out-of-this world mac n’ cheese, and <a href="http://www.thechocolatechick.com/">The Chocolate Chick</a>’s candy bar that was its own work of art. </p>

<p>A long list of distinguished guests from Loudoun, Virginia and the world came together Friday morning to celebrate the opening of the welcome center of One Loudoun.</p>
<p>While a welcome center might not seem like a seminal moment for a development, for the people and supporters of One Loudoun, it represents an important step: that soon the county will see buildings in the long-awaited mixed-use communities.</p>
<p>&#8220;I am ready to see this go vertical,&#8221; Miller &#038; Smith chairman Alvin said. &#8220;I am sick of horizontal.&#8221;</p>
<p>First conceived in 2004, One Loudoun received its legislative approval in 2007 and broke ground later that year. Since that time the developer has built roads and an elementary school, but has not started its own construction. Now that appears imminent, as Miller &#038; Smith Vice President Bill May, who has been spearheading the project, said building should start to go up next spring, with the first tenants opening in 2013.</p>
<p>Hall told the audience of the framed quote by Ralph Waldo Emerson, &#8220;Do not go where the path may lead; go instead where there is no path and leave a trail.&#8221;</p>
<p>&#8220;For nearly half a century, Miller &#038; Smith has done just that. We have blazed our own trail,&#8221; Hall said. &#8220;The trail we have forged to create One Loudoun has been a collaborative effort.&#8221;</p>
<p>Many of those who took part in making One Loudoun a reality were recognized Friday, including Satoshi Yoshimura, president and COO of North America Sekisui House, or NASH, a Japanese developer and home builder that has joined with Miller &#038; Smith to create One Loudoun.</p>
<p>Yoshimura noted how poignent it was to have the celebration on Veteran&#8217;s Day, and be a part of celebrating just how far Japanese-American relations have come. He said Miller &#038; Smith and NASH share a vision for the community that includies innovation, sustainability and a vibrant and connected development.</p>
<p>&#8220;We want to see a development that will last generation after generation and a community that will be full of life,&#8221; he said, adding NASH found that in One Loudoun. The development will NASH&#8217;s first venture in the United States.&#8221;NASH hopes to develop many more communities in the United States, but we are honored Loudoun could be our first.&#8221;</p>
<p>Chairman Scott K. York (R-At Large) and Supervisor Lori Waters (R-Broad Run) both spoke at the event, expressing their long-term support for the project and excitement at seeing it begin to come to life. Waters received accolades for her work on the project from many speakers, as well as expressed sadness that she will soon be moving out of Loudoun. But Waters in her remarks said she looks forward to return visits.</p>
<p>&#8220;I know of a place where I will be able to come back to&#8230;and that&#8217;s One Loudoun,&#8221; she said, adding that on the list of her proudest accomplishments &#8220;One Loudoun is probably at the top.&#8221; She recognized Miller &#038; Smith&#8217;s willingness to commit to building a school and road upfront, as well as the interchange at Rt. 7 and Ashburn Village Boulevard, affordable housing and parks and ballfields for the greater community.</p>
<p>&#8220;They made a promise and they stuck by their word. They found a way to make it happen,&#8221; Waters said. &#8220;Thank you for your committment to this county.&#8221;</p>
<p>Once completely built, One Loudoun will include 1,040 residential units, 702,000 square feet of retail, which will include dining, shopping, a hotel and movie theater, three-million square feet of office space, a community center, and an amphitheater as well as 150 acres of public land and walking trails. One Loudoun also is planned to be the location of the World Trade Center Dulles Airport, which is projected to generate up to 14,000 new jobs by promoting both international trade and domestic investment around the world.</p>

<p>Section 2:<br />
North Village:  Land preparation of 40-acres designated for 97 single-family homes, 28 townhomes and 500,000 square feet of office space. Office pad sales and leasing will be available through Cassidy Turley. Additional homebuilders and pre-home sales are scheduled to be announced 2012.  Completed North Village scheduled for 2016.</p>
<p>Section 3:<br />
Downtown: Land preparation of 100-acres designated for 446 multi-family homes, 155 townhomes, 663,000 square feet of retail, three million square feet of office space and 750 hotel rooms.  Office pad sales and leasing are available through Cassidy Turley.  Retail leasing is now available through Potomac Development Group. The first phase is scheduled to be completed Spring 2013.</p>
<p>Section 4:<br />
Community Center, Pool, Tennis Courts and Amphitheater:  Land preparation and construction on 7-acres for a 10,000 square foot Community Center featuring a pool and tennis courts and a community-sized amphitheater. Completed Community Center and Amphitheater scheduled for 2013.</p>
